Social Committee Newsletter
The Hampshire House Board of Directors has authorized a newsletter to bring you news and info on happenings at the condominium. The new Hospitality Committee will be using the newsletter to communicate to our residents.

Hot Water Pipe Leak

Recently staff discovered the domestic hot water pipe for the 893 building was leaking under the lawn near the 893 laundry room. Water was coming into the building where the pipe enters through the outer wall.

Fortunately, we had a backup line just in case something like that ever happened. Jacque called B. T. Lindsay and on Friday they tested the reserve pipes. The pressure held and we were able to move forward with the repair after the weekend. In spring of 2015 we will need to dig down outside the laundry room to find the break in the old pipe and have it fixed to provide a backup for the future. Building 887 not affected.

Over the weekend we had an unrelated pipe problem with the kitchen waste water line running from the 893 G and H units which soaked the exercise room carpet. The repair was made and the expense will be submitted to our insurance company.

The Hampshire House Condominium Association Board is an elected body of volunteers whose purpose is to utilize its authority to maintain and further a desirable, high quality community environment. This shall be achieved by managing Association assets and resources with integrity, ensuring compliance with covenants and by-laws, fulfilling fiduciary responsibilities with a practical and fiscally sound budget and taking steps to ensure strong property values.

on Pouring Pool Deck and Sidewalk Between Buildings
April 24, 2013

The back entrance to 887 will be blocked off on Wednesday April 24th due to removing the concrete and pouring the cement (weather permitting). We will notify you when it is ok to walk through the back again. We will be putting carriages in the front lobby for residents to take groceries up the front elevator.

For the people with handicap stickers, you may park in the front of the building while the back is under going work. Your sticker must be visible in order to park overnight.

We do apologize for the inconvenience. Thank you for your cooperation.

A Decorating Committee is being set up to make decisions regarding the paint colors and special treatments for the walls in the hallways of floors 1 through 6. For more information or to volunteer, please refer to the following flyer.

HVAC Unit Cleaning Begun

The annual maintenance on heating/airconditioning units has begun by floor instead of by appointment. Please read the following notice that explains the procedure and fees charged to unit owners.

Abuse of 15 Minute Parking

The Board of Directors has set a $25.00 fine on owners abusing the limits on the 15-minute parking area between the two buildings. This applies to unit owners and their household members, tenants and guests. This area is important for residents unloading their cars and contractors working on the building. The Board hopes the threat of a fine will make it unnecessary to tow vehicles. Please read the notice concerning the fine.

Ductwork Cleaning Complete

On Tuesday, May 29, 2012, Coastal Enviro Ductwork Company, hired by the Executive Board, began cleaning the ducts in bathrooms and kitchens. Work began in Building 893, starting with the A, B and C units and continue until the completion of the building. Work then moved on to Building 887 but switched to cleaning ducts one floor at a time until 887 was completed. Working by floor proved to be much more efficient.

Coastal Enviro Solutions cleaned the ducts in both buildings at a cost of $6,500. The piping and registers in the units were extremely dirty and blocked with debris. The ducts were last cleaned in June 2002. It is recommended that the ducts be cleaned every 5 years.

Association Elects Three Directors

The association elected two directors for three year terms and one director to complete the last year of a vacancy. To see the new board members and the officers chosen by the board, please go to the Associations's webpage.

Board Reorders Meeting Agenda
The Board agreed to move Jim Karam's report to the first item of business of each meeting after which he may leave the meeting. Owner comment and questions will be the second order of business. If you would like Jim to stay for your comment, please let a board member know.

Special Association Meeting Approves Lower Interest Rate
February 7, 2012

The Condo Association members approved new loan terms with First Niagra Bank lowering the rate to 5%. This will reduce the loan payment by $1181 per month and lock the new rate for five years. Board President Arnold Haspel said the Association has been paying the loan off faster than required and might have the loan paid off in as little as six years.

Missing Your Car Keys?

The Hampshire House lost and found collection now includes two car key cases. Please contact the staff if you have lost keys in the parking lot or garage.

Important Notice to Hampshire House Residents!
September 7, 2011

As most of you are aware, we will be changing Laundry Room Service providers effective November 1, 2011. MacGray company's contract was not renewed so they will be removing their washers and dryers on or before November 1st. The existing cards will no longer be valid. This memo is intended to give notice to residents to not put additional funds on their cards and to try to use the existing balance prior to the change of companies.

You will receive further instructions regarding the procedures that Laundarama, the new company, will put into place for residents prior to November 1st.


We recently replace all the fire sprinklers on the ground floor in both buildings. This area includes individuals' storage bins. We would like to remind you that state Fire Code dictates that items may not be placed within 18 inches of the sprinkler heads. Please check the items in your storage bins to be sure that you are not in violation of the Fire Code.

Work On Upper Parking Deck Scheduled
Friday, Sept 9 Thru Sunday, Sept 11

On Friday September 9, 2011, ALL vehicles parked on the upper deck will need to be moved for the weekend.

We request that you use your garage spot or the Trout Brook Drive spot if you have one. Anyone having an extra spot in the garage or on Trout Brook Drive, who would like to let someone use it for the weekend, please contact Jim Karam. We would like to keep as many vehicles off of the street as possible.

Work being done on the upper deck will consist of Power Washing, Painting and Repairs to the deck. The deck will be closed Friday 9/9, Saturday 9/10 and Sunday 9/11. Vehicles may be returned to the Deck on Monday 9/12.

Street Parking will be allowed. If you do not have a Hampshire House Parking Sticker, please see Jim. Stickers have to be stuck on the REAR window, driver's side. You will be allowed to park in the driveway side of 893 and in the 15 minute Parking Area.
